BP has been a great source of education and information for me.Not a glamorous goal, but for a bit of an introvert, I would like to set the goal of participating more on BP.As for a real estate goal, I am planning on a semi-house hack by converting a detached garage into a studio space where I can experiment with STR.

You asked for tips and tricks so here’s one that probably is going to sound completely crazy and very slumlord-like but I’ll post it anyways .when a tenant in these areas move out they usually leave the place a wreck and it needs carpets cleaned ( I use 68 cent a foot brown office carpeting ) and painted ( I use gladden generic semi gloss speedwall 16$ a can) what I do is go ahead show the property to a prospective tenant anyways and when they arrive I have a bottle of windex out a rag a broom and inform them I’m working on it .

Beyond the structure, foundation, and drainage being very questionable to begin with, this is an urban D-class Section-8 pocket neighborhood because down the road there's a well-know church halfway house that also houses child molesters semi-permanently.This was where I learned that the cheapest property usually isn't the best deal for our operation.
