. :) That was great advice and I had debated making the letter shorter….or even longer and sending along a summarized version of my investing resume (which is short, honesty) along with the terms I am proposing and how their money would be protected (first position, reasonable ltv, insurance, automatic monthly payments deducted directly from my checking account, pre-signed deed in escrow so foreclosure proceedings could be avoided in the event of default, etc.).

I countered due to his honesty (and wanting to encourage honesty in the future) to only charging half of what it costs to repair.

In all honesty, I haven't yet done the thorough research required to understand the appropriate level of personal involvement.

To be honest, I never really dug too deep into it since I was always a proponent for converting the mortgage to a HELOC.  

You will likely be representing the buyers, and although you;ll have no "agency" relationship with the seller, you will owe them fair dealing, honesty, etc.
