I've been really tempted to get into the MFR arena, but it seems like Vegas is heavily concentrated with SFHs.  

Definitely pay attention to drainage as you should anywhere but a little more important in high concentrations of clay IMO.  

So IMHO, the following asset classes should be considered but with the assumption that a deal sponsor has 1) taken such asset class through a recession or two and 2) on a market by market basis: MHP, MFH, storage, medical offices with concentration on infection deceases, and assisted living.

But if you're going to be concentrating on education for the next 2 years I would purchase something like a 2 - 4 first so that it's not on your mind more than your studies.  

But, be smart. find an area and concentrate on it.

If you have a high concentration of single family homes and no multis, chances are it's not going to be on the radar of those looking for a rental, unless that town has some endearing qualities that people really want and are willing to pay for rental wise. 

I used a ozone machine in a cat pee house we flipped, it helped but  also got super results from product odor medic I had tried many others and this finally did the trick.. it's a concentrate you mix and do light spray.

Should be concentrating on 30-40% LTV handy-man specials for rehabbers?

Do you know the rating and concentrations of the underlying assets, and who the sponsors were?

Concentrate your screening on finding reasons to reject applicants.
