In Seattle buy in hold rental investments your friends are - 1. lots of bedrooms 2. absolutely disgusting properties with good bones or wierd properties that don't appeal to high income owner occupants, and 3. quick sales, especially estate sales or similar.

If an inspector tells you this is going to require a lot more than what the surface shows, the bones are bad, or anything detrimental to it enough so to bust the deal.

He's a really good wholesaler, his team does a LOT of deals and he leaves meat on the bone for his buyers to make sure they have the opportunity to profit off of his deals.
