So it started Ok, first with the backspash working 1 or 2 hours at a time and going out to check on "other jobs", blocked out the big hole with tons of duct tape.

It makes sense because the $$ is cheaper in conventional financing, but based on your exit strategy, it makes no sense to go through the red tape, have a PPP of sorts, etc. of obtaining a conventional loan if you're going to sell the property with in a year or less.I know I'm in CA, but I field loan requests nationwide and play in the sandbox that your deal falls into.

Some things like paint I actually get a better discount than my paint contractors.Nails, mud, tape, etc I do not provide and the contractor must allow for those things in his quote.

Here’s the month one progress: So far upstairs hardwood has been refinished, master closet has been gutted, plumbing has all been replaced, loft space is closed in, upstairs windows have been replaced, popcorn ceilings have been scraped, drywall upstairs has all been taped, finished skim coating the walls upstairs, and yard has been cleaned up.

We are 3 to 3 1/2 months on a build and that’s about $60k in labor and $100-$120k left for materials and sub work on a 2200 sqft home on a basement with quartz counters, asphalt driveway, and landscaping.
