We've learned to inspect at least once a year or so and fix all the tiny things before they become major deals (painting outside door trims before moisture damage sets in, trees growing through decks, fence pickets loosening, etc.).

I have a tiny Home Depot that doesn't carry much.

They also put a partition wall directly in front of the garage door (parallel to it), so there is another tiny "room" behind the garage door.

Might be cheaper to do nothing if the tenants pay on time and make tiny improvements and increase just a little closer to market.

A tiny kitchen with no easy way to expand will kill the value for a rehabber.

I poured a tiny slab for the outside unit. 

The backyard has a good space and I intended to put a tiny home / ADU (Accessory dwelling unit) in the back yard.

@Joshua Stewart, my tiny two cents may not be of any value but hey, here it is anyway😁I would calculate how much repairs or renovations would cost -to include all materials, time & labor.

I personally have plenty of money and this does not motivate me at all.You finances may be different and $30 may impact your income.Plus what do you think the occupancy will be on this tiny house?

I haven't heard back yet.As for my plans, I'm thinking it would be a good lot for a tiny house.
