He wants $45k more than originally submitted so if we can get another 6 acres (for 3 acre lot subdivided resales), we would be at his sweet spot.

He relayed a story to me about an HML that was not cooperating with a client on an extension (in a typcial situation where an extension wouldn't normally be an issue) and that it appeared that the deal was so sweet the HML kind of DID want the property.

This is your sweet spot for purchases and should be your reference point when analyzing every other deal you look at.

If not, then maybe it's not as aligned as it may initially seem.In the end, there is no perfect sweet spot mix of the parameters.

I had no clue that these days w technology and efficient processes, I can build a sweet cash flow from wherever I am in the world---and with Covid allowing more digital real estate signings, zooms, agreements, etc, I'm sold (pun intended)!!!!

I would say 3 bedroom 2 bathroom house with pool is going to be the sweet spot for you with the goal to host 6-8 guest.
