At least from a lending perspective if we see two people on a loan, but one of them has made all the payments for past 12 months, we can treat it as if the debt does not exist for the person who does not pay and attribute it entirely to the person who does pay.

Hey @Paul Cataldo, if your two properties are cashflowing at those levels and you have two years of land lording experience, the bank should be able to attribute the rental income of those properties to offset the debt in your DTI.

So for a market to have "significant growth" it's gotta either be (a) significantly UNDER priced at this time, lagging the overall market or (b) hold some unique attributes that will empower it to significantly out-perform and out-pace the national and regional economic performance.
