For example if you had a bad roof, you might be able to put on a new roof to preserve the integrity of the property, but you might not be reimbursed for paint, tile, carpet if it was not needed..to protect the safety or security of the property.Redemption are probably rare....but they do happen. 

If, in my opinion, ife the bidding went to high, I would let it go and was reimbursed and collected up to 18% interest.

You're overcharged first and reimbursed later.

Then at the time of refi once the house is rented we reimburse the LLC that we spent the money from.

You'll be reimbursed after from the lender on a "draw schedule", but you'll need funds first. 

Additionally if rents flatline or do not keep pace with inflation the cash flow dollar is reduced and if property taxes rise, insurance policies, etc. the tenant does not pay for or reimburse typically like a retail property so that can further eat into projected returns.

You cant get pain and suffering damage from your contractor, so you might have to move on from wanting more legal recourse.Your main job I think is to make sure your costs are being reimbursed based on contractor bids and to ask for more if needed (its all a negotiation with insurance).  2nd job is to make repairs and move on. 

The rehab can be financed into the loan, but it's a reimbursement, so you won't get any money up front for the rehab work.Or you can try to find a partner to bring in the money.

If there are any damages, this is where you can submit a claim to the booking platform for reimbursement. 

I at least respect the fact they did reimburse me considering the situation.
