I have dealt with mold in the past, and i would think that it would benefit you to get it squared away as soon as possible, one of my partners had a similar situation, drug his feet, and the city came and taped up the property, my partner had to put them in a hotel for 2 weeks while he mediated the mold. 

I actually had to sue drug dealers because the neighboring landlord couldn’t evict them no matter how hard he tried.

Hopefully the property isn’t in the drug zone of Kensington.

I have purchased properties using "drug dealer math" in the past and the deep analytical side has never been my strong suite. 

Other events from the first day included a lady on drugs claiming I removed her door and calling the police (they were friendly and quickly recognized the lady was on something and suggested I just leave her be, which was my intention).

I am wondering about updating it to better independent senior housing with no medical/prescription services or anything like that.

Hi Everyone,How much would you weigh things like previous: DWI/DUIs, unpaid or late-paid speeding or parking tickets, misdemeanors or gross misdemeanors for possession of drugs like marijuana (where it is not legal), when screening potential tenants?

There are simply too many places that are challenging for an absentee landlord, too many bad property managers, or the off chance a drug dealer sets up shop in your building.

The previous owner developed a drug problem, went to jail a few times and in her absence her business partners cooked meth, busted out doors and windows, homeless folks slept in it and so on.
