My vision from the beginning has always been cashflow.

Dental, vision, medication are all in this bucket too.- People miscalculate cash flow, by not including enough CAPEX which can run up to 10% of gross rents over time.

I'm a proud SF Bay Area girl, born in SF, parents were young struggling immigrants (dad's family was interned in the horrible camps during WW2 sadly & mom became a naturalized proud citizen) but even faced with a lot of discrimination they loved America, JFK, the vision of dreams for prosperity.

I'm still a newbie to REI but having quit my job more than a decade ago, starting multiple businesses and becoming an employer, I'd say I'm qualified to answer this question -- I'd say the single most important trait is to have a powerful and passionate vision. 

It is a stupid selfish impatient wholesaler and an agent without vision that are on the opposite ends.What do you think..

I probably won't win but if I do I have a clear vision after these hurricanes I only have four rentals and I had about 40 responses to one of my rentals and the red cross called me about affordable rentals.

I’ve written my “Whys” and have my long term vision to accumulate a steady flow of wealth & retire...again!

I had a vision of how it would be if I "made it" in REI.It destroyed any doubts and hesitations and I decided to do it, go for it, never give up.So Yeah, I would do it all over again.

And, essentially, that concept has drawn me to this industry-  the ability to have vision to see what potential a deal has and be strategic about which real estate strategy is the best based on current market conditions.
