I used a memory foam pad with a water proof barrier so stains can not penetrate into the pad. 

My problem was my hand (actually finger on old IBM eraser head mouse button) is generally on the cursor pointer and when in that area your blue button is covered by one of the two drop downs. 

That way, someone usually shows up and I don't feel like I wasted my time.I have had luck advertising on Craigslist and Zillow (which also posts to Hot Pads and Truilia I believe).

I am evaluating the purchase of a former gas station pad that has long since been demolished and paved over.

In a mobile home park or RV park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building.

Best pad type I've seen on the market is Omnichoice from Healthier Choice.

We have a 12" Zinus Green Tea mattress, then a 2" Kohl's Big One memory foam pad and over the top of all that is a Serta Black waterproof mattress cover.

If you decide to go that route, I highly recommend reading 'Get Paid For Your Pad' -- It's a great, checklist-style book.If you have determined that you must use a PM, there are a few in the area that are acceptable, but a vast majority are downright terrible.
