Find out the longest term they'd entertain so you can get them the best terms "within their parameters" and start from there.

Instinct tells me that most banks or investors might scuff at the idea of lending toward the purchase of such a property, because of all the potential problems associated with an aging property.This brings about the following question: What year-built number would a seasoned investor look at as the minimum number they would entertain when shopping for an investment property, so as to maintain a high likely-hood that the bank will lend? 

Unless you can create a niche that your location is a meeting spot for the 1% people(top earners) to show their face, entertaining their clients, letting their colleague know that they are still doing business & connection.I have my restaurant business for 36 years & is retiring this year.

It is also home to the entertainment district where the Rangers and Cowboys play making it a hot spot for tourist.

Some of these discussions are great and entertaining, but obviously not REI after a while.

Im always looking for and would still entertain a good multifamily buy, but most of the stuff I've seen in the IC area are ridiculously priced at or above retail.
