You are right though that what is not common is converting the house into rental for a period to take advantage of both sections because even high demographic folks with good attorneys and planning professionals don't always know this strategy.

you can do basic research on population growth demographics income levels school scores.. etc.. but as it relates to most rentals that are 100k or so or under ( which is a majority of the turn key as they have to be priced like that to get the returns the market is looking for).. the city is secondary its all about PM after you own it.. and your tenant quality.I like to mention when looking at a market and if your looking for long term rentals.. you do not get fixated on short term returns like most on this site do..
