The most common shortfalls were:no Canadian transaction processing (so could not collect rent, nor handle invoices/service payments through the tool);did not accommodate a VAT structure, so GST/HST would be problematic;unawareness of Canadian regulations with respect to residential rentals (not a terribly big issue); andsome were unable to correctly accept a Canadian address w/ postal code.I'm sure they've made some progress or there are new offerings that are more international and less U.S.A. centric.

After getting my receipts, I scan them into PDFs and organize them into property folders.Example folder structure:Property - 123 Main St-- Applications (keep applications on file in electronic format on advice from attorney -- two years is the statute of limitations for discrimination suits)-- Contractors and Receipts (contains scans of contractor invoices and scanned receipts)-- Insurance (contains policy declaration pages, invoices, etc.)-- Pictures (I like before/after pictures, pictures I use for marketing the rentals)-- Purchase (closing documents, settlement statement)-- Taxes (property tax bills and receipts)-- Tenants (information on tenants such as leases, scanned copies of payments)-- Utilities (utility bills for gas, electric, water, sewer)

Monitoring, invoicing, expenses, PnL are all viewable by class and the data entry looks always the same - - no scrolling about to find JoeDoe @ Elm St.Now say your growing by leaps-n-bounds and have TEN properties - - OMG, EXCEL becomes untenable IMO while QB is still the same, simple presentation as it was on day one.
