I am but a simple note guy more in the HML field . the notes these guys are talking about are primarily Owner occ and all the associated risk and Red tape that comes with them.the OP who started this thread is what I suspect another Texas seller carry back guy.. who is dealing in sub prime paper.. and selling homes to the Hispanic community.. much like that guy got on BP a year or so ago and had those huge long threads on why.. selling owner carry sub prime is not very safe.The original post although kind of blog like was just an advertisement for his product.

This may help.... http://www.courts.ca.gov/1288.htm Some of the veterans may be able to provide better answers from personal experience but IMO, the 3 Day or Quit notice taped to the front door and photographed for your file is a good tool to get someone's attention.

Just as you could "repair" walls that have 100 Gigantic holes by placing cheap paneling over the holes, you could also repair it correctly with taped, textured and painted drywall/sheetrock.
