I'm currently in the middle of purchasing an apartment have met with the seller to discuss the real world numbers revealed during my due diligence.The seller has been sold a bag of hope from his broker and today, it was necessary to present the real world numbers and the impact it has on the selling price.

And if you think the investors that are eyeing that property aren't paying attention to see if you rent or move in, you're wrong.Don't be a dirt bag, plenty of deals out there and do it the right way.

You can try to play the game of hoping for short-term appreciation between when you buy and sell and this could work for a while, but at some point prices will either stabilize or drop and you’ll be left holding a bag of properties you can’t get out of.

The truth is, it really is one of those freak cases in which honest, trusting people are victimized and left holding the bag.

I have half a mind to send the douche bag a note telling him the house is not available to him on account of the rude behavior during the tour. 

I have learned from experience and luckily the lesson learned was not too expensive, but it did cost me (and my husband at the time) about $1500.00.No matter how reliable they are, you will be left holding the bag at some point.Plenty of my friends and extended family have had the same experience.

The market I'm in is interesting in that lacks the peaks and valleys that many places do, which is a mixed bag.  

We just want the $$, we are not getting it, so pack your bags.
