A beach condo in Destin would likely have very low cap rate (especially in a hot market) to the point where the numbers just don't work as an investment and this is because owner occupants have bid up the price so high.As far as cap rate goes, if you insist on using them you can use cap rates to analyze (i.e. compare) various properties to determine which one best satisfies your criteria given your risk preference and tolerance.

Maybe they are correct on their face but the scope and length required to complete the project cause them to insist on better margins to minimize risk.

I have a friend that has a couple of turnkey properties in Memphis that are working out pretty well for him, however the travel would be a killer as I am pretty insistent on doing my own due diligence in seeing any properties/neighborhoods I'd be buying in so I will definitely try out the keyword alert suggestion, thanks!

thank all for your inputs called a fsbo sign turn out his next door neighbor is trying to sell for the owner since owner is in the military and out of state saw inside of house and did my dd and asked neighbor if I could talk with owner 2days later owner called got his story basically wants to get rid of house arv shows 116-120 but his neighbor insists on 130k showed comps and explained to owner how it works no reply back yet

As @Lee Smith points out, the vast majority of these deals fail because the buyer can't qualify for a loan or simply changes their mind.If you insist on trying it, hire a REALTOR that is experienced and can show you how to protect yourself.

I have yet to find how a wholesaler and an experienced agent can work together in a mutually beneficial way.If you are a buy and hold investor, I will pretty much insist you sign an exclusive buyer agency agreement.
