The colors correspond to an areas location grade (on an A to F scale), which is simply a score calculated by looking a eight different risk indicators and comparing them against the averages in the area.Areas that have improved one or two grades in a relatively short time will signify dramatic improvements and help predict the path of progress. 

Demographic shifts happen pretty dramatically in that time too.  

The value add component would be annual rent bumps, but overall there isn't a vacancy to fill or lease to negotiate that would dramatically increase NOI during the hold period.

Or at the least, a new case is handed down that could dramatically change the analysis in a given case.

It's obvious a large part of their shows are dramatized.

So what would be the point in doing that unless euros dramaticly increase well the dollar decreases and you trade back in the future to get more on you dollar than you began with!
