How can I find out what the differential is between the value of distressed property, and the retail value of SFR's  in a particular area? 

Instead of buying up as much equity right away I did something a little different: I purchased a fully occupied 5 unit worth 120k for 100k with 6 unit potential (6th unit that needed to be redone from the ground up electrical, plumbing, drywall, flooring, cabinets, windows, molding, appliances.)

They initially touted things like having the capability of either receiving partial or full payments which was one of the great features, I even remember Lucas Hall having a webinar on this feature and how it differentiated Cozy from the rest.

I am sure each market is different, I was looking at some multi-family places that go from say 230k-400k or go out of state and look for 75k places and go from there etc. 

So that is where I would also differentiate this period from previous bubbles. 

i like peerstreet's management team. they are different i that they buy pre-originated loans instead of originating their own. doesnt really matter that they dont prefund since the platforms aim to sell 100% of a note off anyway so they isnt true skin the the game in a real sense. i believe they did adopt some but not all of the bankruptcy remote structure, but its been a while since i last looked. remember that bankruptcy remoteness is only as good as a court says it is, which is dependent on how the company runs internally.

If you were to say that your business model was to use existing data to forecast short-term growth and then sell in 3-5 years, that's different.  I
