Sold two last year, "in my 401K" which was a no brainier since I don't have to pay taxes until I withdraw the money in ten years.This year I plan on selling a few more and may end up doing a 1031 exchange into a B area from the current D area I am in, or what the hell wait for the new President to drop the taxes down to a good level and sell outright.The next bubble is coming (not soon), but I will ready like last time with cash on hand to buy again...Good Investing...

Then there's the market cycle and continuum "timing..." which 'insiders' like the founder (former Saloman vice chairman, and co- developer of the same "mortgage backed securities" derivatives that caused much of the "robo- signed, toxic debt" baked into the  2007- 12 cake, now worth around $2 billion with his 80 page LO 'agreement') would likely have been capable of "doing the numbers on?"

He would discuss how many properties he invested in with a partner, where one would take on the legality/mortgage, and he would cover the funds. or vice versa. 

Some ppl enjoy the faster return on Flips than a cash flowing property, but the same can be vice versa.

I am independent and I am the managing broker/president as that was reason I became my own boss because I don't have to split commisioms.  

What works for one person may not work for another and vice versa.
