I have friends that won't take less than $300/door and 15% COC, because they're retiring and need to live off of that cash flow, and others that don't care much at all about cash flow because the amortization is setting them up for a long and fruitful future.I had a property that cash flowed at $100/year, but was gaining almost $15,000/year in debt pay-down -- I sold it to recapture that equity -- on paper, it would have looked like a dog if you were only looking for cash flow!

I have trial in Fairfax County this Friday, November 15th and my initial hearing was two Fridays ago, November 1st.Anyway, my situation/question is, I have three tenants living in a shared-living environment in one of my townhouses, the person I am attempting to evict is my newest tenant and moved in last May, he actually pays rent the 1st of every month, if not before that, so payment is not the issue but he has caused a fruit fly infestation and firehazard in his room/the house as a result of leaving food out and hoarding.
