I am going to be buying some of my own properties along the way.Every market is different but if I had to look at where we are right now I would say first time homebuyer houses have peaked for the most part ( They might still go up some but dangerous at these values), multifamily has been recovering for about 2 years now and there are still deals you just have to really look to find them and can't screw around with wild strategies.

If the deck is rotten and needs to be reworked we might need 1 for the deck as well …now …lets say my GC pulls those permits from the city and then once the work is done and we invite inspector the close the permits …the inspector goes on a wild tour around the house slapping us with every possible code violation.
