Instead of financing houses and the extra things they need, like office equipment and other things pertinent to being successful, they don't. 

You can debate if you put a fridge and wine cooler in or give an allowance, but the kitchen just shows much better if fully equipped.

Questions: are they going to want to put up play equipment, fences?

Outdoor wiring is usually pretty beefy and not intended to be strung across a lawn (you would bury it under those conditions)Was the wiring in a location that made it venerable to yard equipment?

I usually weigh out the costs/benefits carefully of any piece of equipment I purchase.

There is always some risk when doing rehab, but for the most part once an inspector and our project manager evaluate the property, you have a solid ballpark at what you would be looking at all in while still in the due diligence period of the purchase.I would say about 97% of the clients we work with are out of state or out of the country so we are well equipped to make it as hands off as possible for you. 

Also, I'd recommend going above and beyond the requirements, with at least 2 safety extras- extra signage and safety/rescue equipment, such as a rescue bouy and a pool hook.

My guess is the equipment needs to be of a certain standard. 

I am wondering how the tax deductions work with my tools and equipment I have purchased for this renovation, since I am occupying the side being renovated.
