Hi Taylor,The system might be different in the State that you are working in, but, as an attorney, I (and other attorneys) usually have access to the Court database and have the ability to see to these filings before they are shared publicly.

The client has to be reasonable on values also.You have to keep adding new contacts to your database.

I have also maintained a database of guest emails and phone numbers so when I am ready I will have this information available.

To me a DST seems like an obvious solution without quite the education curve a NNN property might require, but I may also just be ignorant.Without going into all the reasons why/how, in my "dream" I envision myself using basically using the same skill set I have acquired to get in front of these owners (cold calling, databasing, proposing, building relationships, etc.), but presenting them with the DST as a solution.
