I then went a step further to send him the pro forma I put together that clearly states some of observations I've made that I don't think he is considering and included a personal message inside the pro forma, asking that he could pass it on for the seller to see... within a few minutes he responded with a short "No - Our Counter Stands."

There are several statistical tests that can be run on the data to determine if there is a statistically significant trend, but from just a cold observation of a chart, this process is stable.

I'm always interested in talking to other investors in th e area and exchanging ideas and observations. 

We investigated some areas in Florida and observed some areas have minimum rental periods of 1 month versus 1 week.

The rent will be nearly the same across town in house that costs half as much.I don't know specifically the neighborhood you're talking about, but this is a general observation from my analyses. 

Just my observations and opinions take them with a grain of salt.

I was watching an interview with Kevin O'leary (Sharktank) where he was making the same observation to a young investor and how he personally wouldn't leverage as much in real estate as that investor was doing; however, he ended the conversation by saying that we do invest in what we understand and that investor, that Kevin was talking to, had been a real estate agent before so he understood that form of investing.We shouldn't put all our eggs in one basket, but I would definitely target real estate as a prime place to put your finances for long term wealth and growth.  

From experience and observation it is apparent that partnerships in long term investing are very difficult to maintain.  

An additional observation though...I think door to door works well especially when you have that professional attitude emanating from within.
