Be sure to at least capture the increases you get in annual tax and insurance maybe a little for increasing costs lately for repairs/capital improvement increases.

If you buy a previously $100K home for $50K and rent it out, and over the coming months and years it "recovers" to $75K, you have captured 50% appreciation.Since rents have not dropped anywhere close to 50%, you are are more likely to cashflow in the mean time.
