I really wish I could have had those 3 tools in my bag when I started.I'm also a big believer that being around other investors and listening to investing stories is a helpful motivator that helps keep the focus on investing instead of why the village is being such a stickler on my rehab or why my tenant is late with their rent this month. :-)It looks like you're on the right path now and I think you'll find that noone is going to find better deals for you than you anyway.
