Mexico just barely started doing mortgages during the bubble as US folks were using their refi money to buy places, then the crash hit and the banks there were left holding the bag.  

I really wish I could have had those 3 tools in my bag when I started.I'm also a big believer that being around other investors and listening to investing stories is a helpful motivator that helps keep the focus on investing instead of why the village is being such a stickler on my rehab or why my tenant is late with their rent this month. :-)It looks like you're on the right path now and I think you'll find that noone is going to find better deals for you than you anyway.

I've done flips and make so-so money..single families don't make much for me...construction company was fun but not my cup of tea..I'm good at my one thing: I acquire multi-family rentals that have one or two major issues that I can fix easily with my skill-set.

.$3.33 To put a smoke detector back on the ceiling (We had finally removed it because no matter how many times we replaced the battery, we finally realized it was broken, we could never get it to stop the constant annoying chirping, And we forgot to put it back up before leaving)And the most ridiculous one of all…$20.00 To take our 2 trash cans to the curb along with the some extra bags of trash and old empty cardboard boxes.

Seems like the few I've talked with are just sleeze-bag contractors. 

My girlfriend and I kind of got a good laugh because the first thing we saw was the junk car sitting on the lawn with trash bags taped over the busted windows.

So they would work perfectly, if by "work" you mean "cause me to pay fines to the city for cluttering up the right-of-way, being a bad neighbor, and general dirt-bag-ery."
