If he is referring to the end buyer putting up the EMD I strongly disagree.please dont read all theses books saying you can do it and get away with it.Again I do not know what Joe is specifically referring to here but his wording "get away with it" implies that creative techniques are somehow illegal or perhaps unethical.

A nice kitchen with white cabinets can really sharpen up things a ton and be easier on the budget.Get some input from someone with some knack for color schemes / aesthetics if that's not your thing.Obviously the tips above imply more of a heavy time investment for less money kind of approach.But they lend themselves to getting a nice result for less money and a high quality tenant if you are renting.....Again take it for what it's worth, there are a ton of ways to do things and more than one way works.Jim

For context, a year ago all the PMI companies would return the exact same pricing for nearly all scenarios, which strongly implied price fixing to me even though I've no specific proof of this.

But to imply that agents are better for a seller purely because they may cost less is silly and doesn't account for the actual reasons wholesalers work in the first place.It seems like your issue is more that most wholesalers don't have that little piece of paper and someone else to split their commissions with.I do totally understand your vendetta against BAD wholesalers however.

anywhoo, i ran an ad which got me a call for a lead that i'm working on(seller says he's motivated but his asking price implies otherwise-typical) and also went driving around looking at abandoned props, made a list of addresses and will try to find the owners thru information. if anything comes out of that, i.e.. an assignment of contract., i'll be less skeptical of the 'motivated seller' mantra and u guys will definitely be the first to know.

The wholesaler was implying that he was going to find someone to buy the seller's house for them and that he was working for the seller.
