I don't say this to be pro - PM company just because I own one but also because I too am an investor and these were things that I dealt with in the beginning of owning properties that I wish I knew before I was knee deep in the dramas that unfolded.

@Tom Chen you don't need to be accredited to buy individual notes.I personally am keen on performing notes with huge cash equity and no drama.. returns are not quite as high but neither is the drama.

The cost for a tenant to move from a great landlord and home is significantly higher than the 5% so they will stay and probably say thanks.If the previous year had some drama at the home the tenant wasn't responsible for such as a flooded basement, leaky roof, rodent infestation, noisy neighbors, etc.... you may get some push back on the increase and the excuse they need to move.

Your 90 day notice period is kind of harsh - If you cant re lease your place in less than a month your rent is way too high.
