The fed is just increasing rates to pre-pandemic rates for now, 2019 was a solid year compared to 2018.we didn't have hyperinflation in the 2000s. peak inflation prior to the Great Recession was 4% floating between 2.5% and the high 3s averaging low 3s before 2007. the Fed target for economic growth of 2%.

I could float those payments longer while waiting for cash to come in.  

Rates are high currently, floating from SOFR + 300-700  or PRIME + 200 - 500 with a lot of these lenders (10% - 13%)Happy to chat on this too - DM me if interested!

I have had to re-subfloor rotten ares that had tile, vinyl sheets, stick down tiles, or floating floors originally... none of it makes a difference.Water will ruin anything given enough time.So...

Glued down is preferred, then they are easy to replace as opposed to the floating type of vinyl planks where repairs are difficult even for professionals.

Although you're totally right, here are certainly concerns about floats and other maintenance issues.
