I don't see a dime for 8 years.

If you want to buy the house for her and never expect a dime, that's a different situtation.  

Every dime spent for anything related to the property including gas for your vehicle to travel to and from, advertising, utilities when vacant, legal, your time, etc. etc. etc.

If they want something extra and are prepared to pay you may consider fulfilling their requests but not on your dime and nothing that can not be reversed again at their expense when they leave.What a landlord does to maintain or upgrade their property is governed only by what the landlord chooses not what a tenant wants.

In rent controlled areas I try to raise rents yearly and nickle and dime them for repair costs. 

How hard will it be to find an accountant who understands this, and won't learn about it as he goes on my dime?  

It’s a disaster waiting to happen as you will end up having the GC take you for a ride on change orders because your inexperienced - your design team will also nickel and dime you for every change you make.

Small asset management IS a game of nickels and dimes for the manager.

You won't get a dime back from the city or county if something weird happens and you lose the deal.
