Ask your title company for contract samples, go to the library to look them up.I don't think you need to reinvent the some called wheel, many investors before you have what you need.

We usually charge 2-3k for material take-off, design, samples, material ordering schedule.

I want to lay out the sample deal structure; something like the below, where I would be party 'B' and my investor would be party 'A'. 

I dont see any sample of REO's available....

It should not be where you can find super high level information that anybody can access that take such a large sample it does not give you a grasp of local market.

I think they even asked for a blood sample somewhere in there, sandwiched between all the financial statements & documentation.
