If they have a mortgage, I'd do a LO rather than a wrap as it's just cleaner.  

I want to keep a few things that we could actually use in our rental property business, such as a step stool and vacuum cleaner.  

The big pest companies that advertise will take you to the cleaners and unfortunately you probably won't ever solve the problem.

If there is exposed wood which will not get recovered with drywall, but is stained, I use Zep Mold and Mildew cleaner to remove the staining, after the area has been treated with the 501 concentrate.Mold remediation is very labor intensive since it typically involves fully gutting a house.

I'm not sure now about the ability to rent the 2nd unit at higher, although it IS larger, cleaner, and nicer (and currently owner occupied).

Also, a distribution to an heir with baggage (judgments, tax liens, etc.) only muddles up an otherwise cleaner transaction (sale) if made directly from the estate.I prefer to turn the negative aspects into positives and let people sweat a little while the plan is executed.

They leave and have a cleaner automatically come in the house to clean which you can charge an extra fee if you would like.
