I simply blocked out the winter dates as unavailable on my listing calendar. 

I had my tenant's paydays written on my calendar.

But that is easily overcome.Once you start each exchange, each will have it's own calendar for identification and completion but there is no reason why you cannot schedule your closings such that you could easily combine the two exchanges into one purchase.Example - If you sell each side for $150K you would need to purchase 150K to complete each exchange.  

The 1031 Exchange funds must be paid out by the Qualified Intermediary and the corresponding capital improvements must be completed during the 180 calendar day exchange period. 

I have not bought a house this calendar year yet, but I was told the in-house appraising is now no longer allowed which will most likely mean back to 20% down.

I am looking to get my feet wet by the end of this calendar year, but want to do so with a much better understanding and education of REI than I currently have.Look forward to learning, interacting, and eventually paying it forward.Warm Regards,Paul

Not to mention, the rising home prices in that area and current interest rates.I was checking the booking calendars of couple of properties in the area and they seem pretty much empty for the next few months, at least for the listings that are out of palm springs main.
