A fellow agent here in NJ told me a story about how her client had a awful tenant and didn’t want to leave when he was evicted so when he was finally forced to leave he flushed bags of cement down every drain in the house!

Always invest for cash flow, that way if the market turns you are not left stuck holding the bag. 

When we are in a position where we are forcing the person to move (eviction or not renewing the lease), we try to make the process easier for the tenant by providing moving boxes, tape, and large 3 mil garbage bags.

Silly things like she thought some potpourri leaves that fell out of her moving boxes from a bag of potpourri that was literally above the leaves was snake poop.

But hard not to see mass layoffs in the next 6 months causing a recession.Obviously, doesn't mean that'll affect RE prices unless many tenants default and over-leveraged landlords (again) are left holding the bag.

Further, tenants will challenge an owner with nit-picky things once the cat is out of the bag.

There is no law that stops you from knocking on their door to drop off a Halloween goody bag or some gift, have cell phone in hand or have someone deliver it with cell phone ready to snap pics of dogs?

If the kit doesn't have one, get a small Channellock and keep it in whatever bag or toolbox you assign as your general maintenance bag.

People live in the inner-city where there are no jobs...and choose to stay there instead of packing their bags, hopping a Greyhound, and going to a state where jobs are plentiful, cost of living is cheaper, and the environment is better for them and their children.Go to a homeless area and offer room and board in exchange for four hours of work a day.
