I always thought that if a home per se is WORTH 100K, & you put in 25K of work/upgrades, that the home value goes up to 125K (100K worth + 25K repairs).

This might be unique to the wonky bay area, but it's not super uncommon (nor is it common per se) to see developers post things that amount to "if you remove this home from this plot of land, the home is free."

At the moment I have one house in SE Portland that I am maximizing income on by renting out 4 bedrooms, while I live in the ADU that I built last year (garage conversion into 2 bedroom 750 sq ft small house).

and have a few questions related to calculating deals.I'm in SE Florida (Palm Beach County) so rental activity is pretty high but seems montly rentals on properties are a little low.Q1: Is there a general rule of thumb anyone uses for calculating rehab costs, (paint, carpet, etc, )?
