Fund that flip is smaller, but also less investors, so at least the deals are not funded in just a few seconds.Both platforms suffer from some of the problems that pretty much all of the hard money loan platforms do: not enough volume for someone wanting to maintain a large portfolio, not enough conservative 65% LTV loans, too may loans and judicial only states (where it's extremely expensive and time-consuming if you need to foreclose which can cause losses), and single note risk (i.e not diversified).

If you proceed with upgrading the panel add enough capacity to charge an electric car and put in baseboard heaters so you wont' have to do this again if you decide to add either of those options down the road.

I agree that many poorly capitalized firms end up going out of business when credit dries up, their working capital suffers a short term decline, and they don't have enough cash to weather the storm.When the tide goes out many will be stranded or caught without their swim trunks at least.

I know in hindsight and she has learned now that you need to have a buyers brokers agreement and I guess now you have to make sure the buyer has the money to pay you if the seller wont..
