If we are limited to a single violation to be put into the landlord/tenant complaint form, would the best angle to go with be to evict the main tenant over the unauthorized occupant violation so that this lumps in the unauthorized occupant into the eviction process and both the main tenant and the unauthorized occupant would be kicked out together?

Certain styles that have the pull chains positioned where a straight downward pull actually interferes with the light shade are more problematic, but I do make it a point to show Tenants at move in how to properly pull the chain at an angle to avoid that issue.

. - for as narrow or as wide of a net you may want to throw out for your own “real estate investing.”But if you should still have an inclination to trust some guru with a paid mentorship, I’d suggest to go above and beyond their standard contract, which will likely stipulate what you owe them in far better terms for themselves than what they owe you in return for your money: I’d ask them to stipulate - in writing - what “mentorship” your money (at each level of a “workshop”/“education” they expect you to pay for) will actually get you, and for how long.
