Wiring and light switches are tough to relocate but opening things up never hurts. 

A few more rate cuts and the 10y Tbill going down could really light a fire under the real estate market.

He moved in this weekend and is already adding value to my property as he paid somebody to paint the garage and wants to install lighting in the garage that he will leave behind.

Not sure about PA, but in NY if there are any lights in common areas the landlord needs a separate meter - you can just go count the meters on the house, if there are 5 then you know there is one for common areas.I wouldn’t use cap rates for a four unit, use comparable properties if possible.

None of my clients do the "co-GP", its a very thin facade...light on substance usually will land both parties under federal trouble...

If you are so stressed out that you are losing weight, than being a landlord is not for you.
