PRELIM LAND PLANNING- do a preliminary layout, please remember stream buffers, specimen trees, ANY jurisdictional waters (its a good idea to have you county water systems guy come walk your property with you to verify any jurisdictional water systems and what the required state and county buffers are for those systems).

If you decide to go as a walk-in, get there at least 30 minutes before they open in the morning because they usually only take a few people.

I would also say that you need to budget time and $ to spend time in that market periodically to walk properties and meet people.

The basement is 80% above grade (backs into a hill) with normal height/size windows and two full size doors that walk-out to the side driveway/front sidewalk.

That being said, one of the walk ups ended up being a great tenant for another property I had, so definitely not all bad assuming it’s in a decent neighborhood.

As a company we are considering a third party that offers virtual/face time walk thru's where human engagement occurs from the first phone call, until 11pm, weekends, holidays included- where the prospective tenant is loosely (virtually) tethered all the way through showings, feedback, follow ups and ultimately application process.
