I expect minimal defaults as tenants are more likely to have reserves and other resources.  20% of my properties, modest leverage, overall safe.Low income housing, secured by section 8 vouchers. 

Self employed can just make the payments without 1040-es1040-ES is a paper voucher if you send payment by snail mail. 

Do not try to go the STR/AirBNB route right now.....those folks are having real problems at the moment, especially here in the Bay Area.Here is a thought you may not have considered....rent the property out as a buy and hold rental to someone with a Section 8 Voucher.

I am under a "housing choice voucher" system with single family rentals. 

If they want to help with rental payments, they need to offer vouchers for the complete amount of rent.
