So like many others I chose to board them up and store them for later.Demographics didn't change, but the local economy changed dramatically causing lots of people to lose jobs and be pushed into crime.To answer to your question, yes, there's a fine line between the same financial numbers and in my personal experience it's the crime alone that will push a nice Sect 8 tenant out of a violent area.

I would still like to avoid instilling any feelings of violent rage.

Rock bottom rents, massive vacancies, tons of board ups, drug activity, violent crime, etc. 

Nope, this is a C class (working class area but safe from violent crime/gangs, some drugs) area in a suburb of Salt Lake City.  

There will be huge drops in violent crime in most cities coming to a theater new you.

Some are pedophiles, others did violent crimes against adults, and others did milder crimes like public lewdness.

Overlooking a park used to be a huge plus, but in many Massachusetts cities, particularly with the economic suffering of the pandemic, homeless are camping in them and there is a lot of drug activity and sometimes some violent crime too. 

My general rules are a credit score of 620 or higher (average for everyone that is financially responsible on the lease), no evictions, makes 3X the rent, and no violent or financial felonies.  

Now on the other hands, let's say your are violently ill and need medical attention immediately.
