I don't wish to upset the family but I can't sacrifice my own family's financial well being for their plight.

Then when I purchase them from the tax sale (because the company never pays the taxes) I have the owner calling me all upset because I sent them a $10k redemption bill & damn near have a come apart on the phone once I send them pictures of their cashflowing investment property that was trash.It just feels like some kind of fraud is happening......Not that I care.

No answers from the consultant who gets upset because I emailed the lender's "Draw Coordinator"!

Exactly.....I'm thinking landlords will be plenty upset when they're filing the eviction and also maybe ready to sell when the eviction is over and they're realizing they have to go through tenant screening and do it all over again. 

Just imagine Thanksgiving when your brother didn't hold up on his end of the bargain and your wife is upset about it...

I was looking at properties on MLS everyday for several weeks, but I was starting to get a little upset when I would find what looked like a great deal and then it sold.

My only initial concern is the amount of people coming and going/upsetting neighbors potentially with babies crying.Should I be worried about anything else?
