It seems the representations made by many, from unlicensed brokers, to licensed "wholesalers", etc are often so far off base that an unsuspecting newbie could be taken bad.

You may have a huge problem and you may have no problem at all.Either way,face the situation like a man and go down to the city planners office and see if the work was done properly and the permits were pulled.If the work wasn't done right,it's your responsibility to get it fixed and not the unsuspecting buyer who doesn't deserve to inherit the problems from you.No it won't be cheap to fix but,these are the problems investors face in this business and we take responsibility for getting the job done right.Good luck to you and hope it works out well.

@Lydia T.Because when you back out/cancel the contract and the owner loses their house they are going to blame you and thats how lawsuits happenYUP  this is why many states have very strong foreclosure rescue laws.. too many all hat no cattle were tieing up property with unsuspecting sellers only to have the so called wholesaler who is going to solve their problems  fail and they lose the house.. instead of just listing and selling it..

I just wanted to point out the issue when an unsuspecting forum reader does not get proper advice, and thinks they should just set up an LLC and hold in their own name from Canada - that is when the tax implications arise.
