If you assume you'll never have these big, unpredictable expenses you'll be in trouble if they to happen.In general I think investing is like gambling. 

If up front costs are a little higher I'd prefer that over the unpredictable nature of a variable loan.If anyone has information on lenders in columbus that might do these things let me know!.

They often have to carry large crews with unpredictable work loads (emergency response) so they can keep their guys busy with your steady work in between disaster jobs.

Like most people commenting on this, I agree that it could get a little sticky with eviction scenarios and COVID laws that are pretty unpredictable.

So month to month will be a more unpredictable contract for the landlord and it could increase the chances of vacancy.
