As soon as you start hearing a client use bigger pockets type terms, like "house hacking" or "brrrr" or "1% rule," you want them with a LO on biggerpockets.com, no one else knows or uses this peculiar vocabulary, ideally you want everyone speaking the same language.

In California (& I am told this is state specific but have never had reason to double check that, since I'm a one-state LO), Section 1 of the termite report needs to be cleared for it to go VA.This typically means a freshly fixed up property OR a seller that's willing to make what would be considered a steep concession on a 2-4 unit transaction.

Most common: If the appraisal comes in higher or lower than whatever the LO typed in when she originated it, that means the LTV changed.

HML will want to be paid though so creative financing would only work with their blessing.. if you refi the LO  rent to own etc comes into play.. but most HML are just going to say drop the price and pay us off sorry it did not work
