If you can handle that kind of discomfort, I'd recommend moving to an emerging market and house-hacking (that's what I did).

Most investor deals are traded off-market, and the brokers/investors/agents that gatekeep them typically will trade with only their circle as it's a form of doing repeat business with the folks they already know and trust. 

Communication - 1-2 weeks before a new trade starts they should walk the project with you to go through any last minute logistics and make sure they have a crew ready to go.3.

No big, national, publicly traded banks will do this loan type.

File with the Federal trade commission now.  

I get the whole 'dont fall so far behind market value' narrative but this is a long term play for me to gradually trade less of my time for w2 income if you will.

Then be disciplined enough to NOT use it except in an emergency situation like above.

Keep in mind, most offmarket/distressed deals are traded offmarket before they even hit the auction block. 

I've built a pivot table of brand name vs. cap rates per state, and I am starting to see some of those patterns emerge.
