I agree with your idea of exploring the smaller surrounding towns in East Texas.

ya I got totally home runned on a 40 lot development I was doing just north of town was in the county but the polictics are the same. 

If you do more than one unit this way make sure you don't need a boarding house license in your town. 

Killeen is a good cash flow market, but you have to buy in the right area and also time your tenant turnover to the Permanent Change of Station (PCS) season since it is predominately military town

Next time I am in town I will stop by and check out your work.

My goal with REI is to gain financial freedom, spend more time with family here and that are out of town (and therefore cost more to go see), and to be able to buy the things I want ( I love cars and live very close to some luxury auto dealers lol)!

Small towns may rely too much on a single business or market segment.
