Tomorrow, I am closing on deal that will be about $600k.  

After all the headache you would be better off to buy something turn key and rent it out tomorrow. you are taking a risk when you do a big reno like this.

It is about targeted investing and making sure that today's sale sets up tomorrow's appraisal by pushing the market values up.Just MHO.

Matt - So if I buy a home today and sell it tomorrow and make a $20K profit, then this is normal income and not capital gains.
